This page collects a handful of disclosures that apply to the Sunshine Canyon Retreat website and to stays booked at the Property. It is intended to be read together with our Terms of Service and Privacy Policy.

Property photos and descriptions

Photos, videos, and descriptions on this Site are intended to give a fair and honest representation of the Property at the time they were captured. Seasonal changes, normal wear, current weather, and ongoing maintenance may mean that the Property looks slightly different when you arrive than it does in any given image. Furniture, decor, and amenities may be updated over time.

If a specific feature shown in a photo is essential to your booking decision, please confirm with us before booking.

Pricing and availability

Nightly rates, cleaning fees, add-ons, and taxes shown on the Site are subject to change until a booking is confirmed. Availability is drawn from our live property management system and is accurate to the best of our knowledge; in rare cases, brief sync delays between platforms may cause a date to display as available when it is not. In that event, we will notify you and refund any amounts charged.

The price comparison tool on the Site compares our direct nightly rate to estimated rates at third-party platforms (Airbnb, VRBO). Third-party platform fees are estimates based on typical commission ranges, not live data from those platforms. Actual fees on those platforms may differ.

Third-party booking platforms

We are not affiliated with, endorsed by, or sponsored by Airbnb, VRBO, Booking.com, or any other booking platform. References to these platforms on the Site are for comparison and navigation purposes only. If you book the Property through a third-party platform, your reservation is governed by that platform's terms, not ours (except for our house rules, which apply in all cases).

No travel agency or professional advice

Soundview Partners operates a vacation rental. We are not a travel agency, we are not licensed travel advisors, and nothing on the Site constitutes professional legal, medical, financial, insurance, or travel advice. Travel-related recommendations on the Site (for example, suggested restaurants, trails, or drive times) are offered as informal hospitality information only. Verify current conditions before acting on any such information.

Mountain travel and outdoor risk

The Property is a private mountain home in Boulder County, Colorado, at elevation. By booking, you acknowledge and accept the ordinary risks associated with mountain travel, including:

• Wildlife encounters (bears, deer, mountain lions, rodents, insects).
• Weather events affecting road access (snow, ice, mud, washouts, downed trees).
• Wildfire risk, smoke, and reduced air quality during fire season.
• High-altitude effects such as dehydration, shortness of breath, and altitude sickness.
• Uneven terrain, stairs, decks, and outdoor structures.
• Intermittent utility service (power, water, internet) that can occur in remote canyon locations.

You and your group use the Property and the surrounding area at your own risk. We strongly recommend travel insurance for every trip.

Hot tub, fireplace, and amenities

Amenities including (but not limited to) the hot tub, fireplace, decks, hiking access, and outdoor spaces are provided for guest use but carry their own risks. Guests use these amenities voluntarily and assume the risks involved. Children must be supervised. Posted rules and safety instructions must be followed.

Not a hotel

Sunshine Canyon Retreat is a private residence offered as a short-term rental, not a hotel. We do not offer on-site staff, 24/7 concierge, daily housekeeping, or amenities comparable to a full-service hotel. Response to non-urgent requests may take several hours. For urgent issues, contact information is provided in your booking confirmation.

The Site may link to third-party websites (for example, Guesty's booking portal, mapping services, or neighborhood resources). We are not responsible for the content, privacy practices, or availability of those websites. Clicking on a third-party link means you are subject to that site's terms and privacy policy.

Typographical and technical errors

We try to keep the Site accurate and up to date. In rare cases a price, availability window, or description may contain an error. If such an error affects your booking, we reserve the right to correct the error and, if necessary, cancel the booking and issue a full refund.

No guarantee of Site availability

We aim for the Site and booking flow to be available around the clock, but we do not guarantee uninterrupted access. If the booking flow is temporarily unavailable, you may complete your booking through our partner portal (Soundview Partners on Guesty), which is linked throughout the Site.
